“Amsterdam is much more expensive per square meter,” says Arendsen. Researcher Lianne Hans from the Land Registry also suspects that house prices in the capital play a role in the increase in prices in Utrecht. “We see in Amsterdam that the price increase has leveled off somewhat,” says Hans. “We also call it an oil slick that spreads. At a certain point, prices are so high in Amsterdam that people leave there.” This causes demand to increase elsewhere and with it prices.
