All banks charge many owners for these services, without them really realizing it.
This is a subject that irritates many French people, as they are sometimes incomprehensible. Bank fees are the subject of almost unanimous opposition among the population, especially when the targeted customers have cash and are not in the red. When you are an owner, deductions can also be applied -beyond the credit obviously-, without real prior information.
To acquire a property, some go through the real estate company (SCI) system. An arrangement that allows several people to buy while limiting disputes between holders in the event of a sale. However, this system involves bank charges and too few people are aware of it.
Whoever says setting up an SCI means creating a company. It is therefore necessary to open a bank account linked to this company. Enough to transport various funds, credit but also invoices. For some, who have no loan and no (or very little) banking activity, the account attached to the SCI is therefore of no use. Without it being able to be closed.
However, at the bank, every account is chargeable. Even more so for an SCI, even a family one, since this falls into the category of professional accounts. Higher fees than on your personal account apply, even if only to access your online space. Every month, a deduction is made for this purpose: from €9.50 to the Banque populaire to €31.80 to the CIC, including €16.68 from the BNP. But that’s not all.
Each year, the bank also automatically deducts from €90 (BNP) to €200 (CIC) from each SCI for “updating the administrative and legal file”. This is a process carried out by bank employees to ensure that the company still exists… and who are therefore invoiced. It is impossible for the client to avoid this by justifying the existence of his SCI himself.
These fees are clearly indicated in the general conditions but the advisors are careful not to present them. Enough to catch many owners off guard.
However, depending on the situation, it is possible to obtain reimbursement for these expenses by filing a claim. It is therefore better to be vigilant because over a year, this can quickly add up to 300 to 600 euros.
