From next January, certain properties will no longer be able to be rented. These simple actions should be taken now. In addition, they can increase the amount of your rent.

With inflation and the decline in purchasing power, any tip to maximize the amount of your rent is worth taking. And as a homeowner, a simple renovation can often help you make more money. So, what are the right actions to take? How much can you expect to increase your rent? We tell you everything.

While some will rely more on well-maintained and nicely decorated accommodation to justify a high rent, others will prefer to opt for furnished rentals. The latter also benefits from advantageous taxation, a significant point. But, according to statistics, the most beneficial solution would still be different. This would involve renovating your home energetically. And for good reason, in January 2025, properties classified G in the DPE (Energy Performance Diagnosis) will no longer be able to be rented, followed by properties classified F in 2028. There is therefore an emergency!

So how to proceed? The objective is to insulate your home from the inside or the outside. To do this, you can begin major work and consider changing the exterior joinery. Another option is to change your windows by opting for double glazing or install a false ceiling. But other lighter jobs will also be effective. We are talking here about adding a wood stove and/or a heat pump. Please note that these heating systems are eligible for energy renovation aid such as MaPrimeRénov’. Simple shutters or thicker floor covering can also work in your favor. It won’t cost you that much and will bring you several extra euros at the start of each month.

How much could you increase the rent by these few renovations? It is very simple. It is indicated that the work must represent at least 50% of an annual rent payment. In this case, an increase in the annual rent of 15% of the amount of the work may be applied. Very concretely, for a base rent of 1000 euros, or 12,000 euros per year, and improvement work valued at 7,000 euros, the annual rent can be increased to 13,050 euros, or 1087.50 euros per month. Please note that this increase can only apply to your next tenant and not the existing one. So, it’s up to you!
