And for good reason, in January 2025, properties classified G in the DPE (Energy Performance Diagnosis) will no longer be able to be rented, followed by properties classified F in 2028. So how to proceed? The objective is to insulate your home from the inside or the outside. To do this, you can begin major work and consider changing the exterior joinery. Another option is to change your windows by opting for double glazing or install a false ceiling. But other lighter jobs will also be effective. How much could you increase the rent by these few renovations? It is very simple. It is indicated that the work must represent at least 50% of an annual rent payment. In this case, an increase in the annual rent of 15% of the amount of the work may be applied. Very concretely, for a base rent of 1000 euros, or 12,000 euros per year, and improvement work valued at 7,000 euros, the annual rent can be increased to 13,050 euros, or 1087.50 euros per month. Please note that this increase can only apply to your next tenant and not the existing one. So, it’s up to you!
