Do you want to lower your energy charges and change your decor without moving? Do work! You will gain space by rearing rooms and make your accommodation more suited to your lifestyle, current or future. To avoid ruining yourself with a heavy renovation bill, you might as well take advantage of subsidized subsidies and credits. If you plan to carry out energy renovation work in your main residence – or that of your tenant if you are a lessor – you are entitled to the Maprimerenov ‘subsidy. It is available in two formulas: the first, called Maprimerénov ‘REVOVATION, is intended for important sites produced by RGE professionals (label “Recognized guarantor of the environment”).
This premium is granted without resources, but its amount is all the lower since your income is high. Depending on the case, it makes it possible to finance 10 to 80 % of the work, within the limits of an eligible expenditure ceiling which varies between 40,000 and 70,000 euros excluding tax, up to 50 to 100 % of the total amount of the renovation (all taxes included). A bonus of 10 % is granted to those who reach at least the energy label according to the work. To benefit from it, you must carry out two minimum insulation gestures (roof, walls, floors or windows), possibly supplemented by other work (change in heating mode, installation of efficient ventilation, etc.). These actions must have allowed your accommodation to win at least two energy classes.
Energy suppliers grants
The second version is called Maprimerénov ‘gesture and is used to finance a single type of work. Its amount also varies according to the resources and works envisaged. For example, a wealthy cleaning can obtain 2,500 euros if it replaces an old boiler with a heat pump. Simulations are possible online (mesaidesreno.beta.gouv.fr).
In addition, check if you are not entitled to local aid distributed under conditions (work, conservation of property, resources, etc.) by your municipality, department or region. The site of the National Agency for Information on Les Housing LES CONSTE (anil.org/aides-locales-travaux).
Finally, suppliers of fuel oil, gas and even electricity subsidize energy saving work via energy saving certificates. Awarded for the main or secondary residences completed for more than two years, their amount – from a few hundred to several thousand euros – depends on the type of renovation, housing, resources and the energy supplier. Improved loans
After filling up with aid, it is possible to complete your financing envelope with one or more loose rate credits. The zero-rate eco-loan, reserved for the main residence, is granted to all households. It is capped at 50,000 euros to be reimbursed over twenty years maximum and finances energy savings carried out by RGE professionals. Please note, to benefit from it, renovations must help improve the overall energy performance of housing at least 35 %.
To complete your envelope, housing action (ex-1 % housing) grants a credit, capped at 10,000 euros, over ten years maximum, at the rate of 1.5 % for energy renovation work in a main residence. This helped credit is reserved for those working in a private company with at least ten employees. Large groups (EDF, banking sector or construction, etc.) and certain ministries (army, health, education, etc.) also distribute loans at bonus rate to their employees under conditions. Finally, the Family Allowance Fund grants a loan to improve the housing capped at 1,067.14 euros. It is reserved for families benefiting from a social service with at least one dependent child. Refunded in maximum three years, it is 1 % and can cover up to 80 % of the cost of renovation or thermal insulation work in the main residences.
