The mistake you made in the declaration – which the Swedish Tax Agency can see

Did you rent out your home, boat, trailer or mobile home in 2023?
That rental income may have to be included in your income tax return and new for this year is that the Swedish Tax Agency can also see if you have rented out your property via digital platforms.
– We have seen that many have failed to declare the rental, says the Swedish Tax Agency’s coordinator.

You have always been required to declare surplus from your private rental. New for this year is that information about your rental via certain digital platforms, such as Blocket and Airbnb, is submitted to the Swedish Tax Agency. The information is visible in your income tax return and serves as a reminder, but it is you who must do the accounting itself – which many people miss.

– It could be someone who, for example, rents out their mountain cabin via a digital platform. The platform, in turn, provides the information that is then visible in your income tax return. If you rent out yourself, you must also report the information to the Tax Agency, says Åsa Ekström, coordinator of the Tax Agency.

– We think that more people will declare the rental this year, precisely because this reminder about the control information is now visible in the income declaration, says Åsa Ekström, coordinator at the Tax Agency.

Many have missed or misunderstood the rules

All income from renting out a home, boat, trailer or mobile home is not taxable, but if you receive a surplus from the rental, you must declare it in your income tax return as income from capital.

The Swedish Tax Agency wants to remind you to declare the rental as they have seen in checks that many have missed it or misunderstood the rules.

Data from Swedish platforms can now be viewed

Most of this information appears in the specification to the income tax return, but not all do. On “My pages”, on the Swedish Tax Agency’s website, it is already possible to see the data from Swedish platforms already in April. Data from foreign platforms will be available in June. It is also on my pages that you fill in the surplus from the rental.

If you have already declared

If you have forgotten to enter information about renting before submitting your return, you may have to pay a tax surcharge. If the tax you have not paid exceeds a certain amount, you can also be charged, prosecuted and convicted of tax offences.

To avoid this, you can make a self-correction with a request for amended taxation, which you can do up to six years back in time. As long as the Swedish Tax Agency has not discovered that you have provided incorrect or incomplete information, it is considered a self-correction.

The income is still taxed according to the same rules as before.

The last day to declare is May 2.
