It is not unusual for tenants to be forced to move after renting out the apartment without permission. Now a couple has been evicted from their condominium for the same reason – in addition, their bill for the party was close to SEK 1.5 million.

The newspaper Hem & Hyra states, based on several recent judgments in the district and appeals courts, that even condominium owners who rent out their apartment without approval from the condominium association risk being forced to move and sell.

The owners also risk high legal costs, the newspaper’s mapping shows.

For example, a couple in Östermalm in Stockholm have had their right of use confiscated after a legal dispute with the condominium association. In addition to the couple having to sell, they must pay roughly SEK 894,000 to the association for damage to the home, as well as account for court costs of approximately SEK 563,000.

In total, Hem & Hyra has found six condominium owners in Stockholm County who have been convicted in court due to illegal subletting last year and this year.

Five of them are forced to sell, while one is allowed to stay for a fee of SEK 80,000 to the association.
