(Finance) – “I had the pleasure of presenting a recently published paper, The Future of Valuation, The Impact of ESG, and related data list. This work was the result of a joint effort, not only of Valuation Service Providers, but also of financial operators, associations and even regulators. Within this paper, some are identified value drivers, risk drivers and cash flow driverss. The latter essentially depend on the first two. The declination of these elements was then translated into the ESG data list, which is a practical tool that we recommend using both to the evaluators and to the users of the evaluation work, therefore to the operators in the sector”. “The ESG data list identifies 12 indicators which the evaluator, but also the user of the evaluations and in general the stakeholder of the real estate sector must take into account. These 12 indicators, which will become many more in the future, can be traced back to four macro areaswhich are those of theenergy performancethose of green certificationthose of energy sources he was born in physical and climatic risk. In particular, in relation to energy performance, it is clear that a more efficient property is able to free up more space for greater profitability, as is the presence of a green certification which in recent times has given rise to a green premium and has noted the willingness on the part of some investors to recognize a green premium, which however has been decreasing over time and we will reach a point where, instead of recognizing a green premium for compliant properties, a brown discount will be associated with those that do not I am. Finally, it is also important to take into account the energy sources and therefore possibly also the presence of renewable energy and the physical and climatic risk, as well as the mitigation and adaptation elements now associated”, concludes Raffaella Peloso.
