(Finance) – In August, the prices from the homes used in Italy have recorded a slight decline of 0.2%, according to the latest property value index of idealista, the leading real estate portal in technological development in Italy. Currently, the average price of used homes stands at 1,857 euros per square meter. Despite the monthly decline, the real estate values increased both on an annual basis (2.1%) and on a quarterly basis (1.1%).
11 regions recorded an increase compared to July. The largest increases were in Puglia (0.6%), Trentino-Alto Adige, Abruzzo and Emilia-Romagna (all at 0.5%) and Valle d’Aosta (0.3%). Smaller increases were observed in six other regions, with Veneto growing by 0.2% and Calabria by 0.1%. Friuli-Venezia Giulia was the only region that showed no price changes compared to the previous month.
On the contrary, the regions with the major discounts they were Lazio And Campaniaboth down 0.8%, followed by Lombardy (-0.5%), Basilicata (-0.4%) and Umbria (-0.3%). Tuscany and Sicily recorded a decrease equal to the national average (-0.2%), while Liguria saw a more contained decline of 0.1%.
The Trentino-Alto Adige continues to hold the record for the highest prices for used homes, with 3,219 euros per square meter. Followed by Aosta Valley (2,687 euros/m²), the Liguria (2,513 euros/m²) and the Tuscany (2,328 euros/m²). Other regions with values above the national average include Lombardy (2,214 euros/m²), Lazio (2,109 euros/m²) and Emilia-Romagna (1,884 euros/m²). The regions with prices lower than the national average vary between 1,858 euros/m² Veneto and the 904 euros/m² of Molisethe cheapest area to buy property in Italy.
Prevalence of province with positive variations: there are 59 (out of 106 monitored areas) against 45 in decline and 2 (Massa Carrara and Padua) stable compared to the previous month. The most significant provincial increase of the period concerns Gorizia (3.8%), followed by Rimini (1.9%), Verona (1.8%) and Trieste (1.7%). Monthly increases above 1% also for Sondrio (1.5%), Lecce and Nuoro (1.2%); while all the other provinces show lower increases between 0.9% and Bologna and 0.1% of Palermo. On the other hand, there are 45 areas in decline, including the province of Rome (-0.4%) and that of Milan (-1.1%). The greatest decreases are evident in Avellino (-1.7%), Belluno (-1.6%) and Cremona (-1.3%).
On the price front, Bolzanowith its 4,569 euros per square meter, is the province with the highest real estate values, ahead of Milan (3,436 euros/m²) and Lucca (3,087 euros/m²). At the exact opposite end, the cheapest provincial markets are connecting rod (635 euros/m²), Caltanissetta (657 euros/m2) and Isernia (681 euros/m2).
Even to level citizena clear prevalence of areas emerges where prices are increasing, 63 out of 109 provincial capitals monitored by idealista, against 40 decreasing and 6 that show no change compared to July. The largest increases in the city in August are in Rovigo (3.2%), Gorizia (3%), Como (2.3%) and Lodi (2.2%). On the other hand, the most significant decreases of the month are in Oristano (-1.8%), Isernia (-2.2%), Cremona (-1.8%) and Campobasso (-1.7%).
Moving on to the major metropolitan cities, they are declining Naples (-1.1%), Milan (-0.9%), Venice (-0.4%) and Catania (-0.3%); the Capital is stable. Second-hand prices are rising in Turin and Bologna (both up 0.7%), Palermo (1.1%) and Cagliari (1.6%). Milan (4,989 euro/m2), despite the drop in its real estate prices, is confirmed in August as the city with the highest house prices, ahead of Bolzano (4,597 euro/m2), Venice (4,481 euro/m2) and Florence (4,156 euro/m2). On the opposite side of the ranking, the cheapest cities for purchasing a property are Caltanissetta (708 euro/m²) which precedes Ragusa (723 euros/m²) and connecting rod (761 euros/m²).
