Plans move ahead for housing developments in Delhi, Green’s Corners

Plans are moving ahead for two subdivisions in Norfolk County – one in Delhi and the other in the hamlet of Green’s Corners.

At a meeting on Tuesday, Norfolk councilors approved a subdivision application for 15 single-detached homes in Green’s Corners.

The property is located on a 19-acre vacant lot at 1910 Turkey Point Rd. It’s surrounded by residential development to the south and west, abuts agricultural land to the north and east, and significant woodlands on the southwest corner.

About two acres of trees will be removed from a portion of the woodland to make way for the development. Conditions of approval have been added to require tree protection and planting plans, a vegetation management plan, tree removal timings, and a contribution to the Norfolk Reforestation Reserve.

Changes were also made to address concerns about the configuration of some of the lots.

“We’ve got a much needed subdivision in a little back corner of one of the hamlets on some useless ground,” said Coun. Chris Van Paassen in support of the development. “I hope to see more of these in the coming years.”

Councilors also moved along plans for a subdivision called The Gardens of Delhi that could increase the population in the town by more than 1,000 people.

They approved a zoning bylaw amendment to allow for the construction of 371 lots consisting of 123 single-family homes, 171 street townhouses and 76 dual frontage townhouses on about 36 acres of land at the intersection of Croton Avenue and Dalton Road. The property is currently vacant.

A subdivision application for the development will be coming to council for approval in January.

Councilors were told at an earlier meeting that, pending final approval, the hope is to start servicing Phase 1 of the development as soon as next summer, with three phases to follow. The first phase would include a public park, which could have an apple orchard and community garden, with space still available for a splash pad, playground and gazebo.
