New subdivision planned for Waterford

Norfolk County councilors got their first look at a new subdivision planned for Waterford.

The plan, brought to council by G. Douglas Vallee Engineering Consultant, of Simcoe, calls for 68 homes to be built on a four-hectare parcel of land in the west part of Waterford at Charles Street and Washington Street.

The development was presented to councilors at a public hearing committee meeting on Tuesday

Under the proposal 23 detached homes would be built on the property as well as 15 bungalows and 30 two-storey townhomes. The plan requires a zoning bylaw amendment to go forward.

Scott Puillandre, a planner with G. Douglas Vallee, said the lands are intended for housing development and would meet a need for more housing in Norfolk County.

A timeline for when the homes would be built depends on the county’s reviews. But ideally, the developer would like to begin construction next year (2023), Puillandre said.

Ward 7 Coun. Kim Huffman asked about traffic studies done on Washington Street and Charles Street. In particular, Washington Street is narrow and one of the oldest streets in Waterford.

Puillandre said traffic studies have been completed and provided to county staff.

The studies have been reviewed and have not resulted in any recommended traffic upgrades, he added.

Puillandre was also asked about the price point of the homes.

He said pricing is hard to determine at this point because it will depend on the individual builder of the homes and the designs.

Councilors accepted the proposal as information only. It will come back to council for further discussion at a future meeting.
