Italy, real estate auctions continue to decline: first half marks -21%

ECB risks to financial stability from real estate funds

(Finance) – Le real estate auctions in Italy they have been 85,535 in H1 2023, down 21% compared to the same period in 2022. This is the worst first half from 2019 to today (excluding 2020 where auctions were suspended due to the health emergency). Even the total value of the minimum bidas a result, it has decreased: in fact, it records less than 10 billion euros compared to 2022, also with a decrease of 21%, due to the continuous decline in executive procedures pending in the courts, which continued also in 2022. This is what emerges from the elaborations of Reviva, a company active in the livening up of real estate auctions, on the data of the Italian courts.

The main decline was recorded in non-residential auctionswhich have gone from 37,000 to 27,000 with a decrease of 28%, while the residential properties they decreased by 18%, going from 59,000 to 49,000. “If on the one hand this represents a positive aspect, as residential properties tend to have a greater market, on the other hand it reflects the fact that, in recent years, the emergency financing measures combined with the reform of the crisis code enterprise, have postponed the natural default of companies in crisis even for some time, and therefore reduced the number of non-residential properties at auction”, underlines Reviva.

L’average minimum bid finally, of properties at auction fell to 83 thousand euros for residential properties, compared to 85 thousand euros in 2022. In line, however, the minimum offer of non-residential properties, of 184 thousand euros, and that of land, of 94 thousand euros.
