Owners will have to comply with the law and update an administrative obligation which will cost them money.
The owners are once again in the sights. Some of them will have to put their hands in their pockets within a few weeks in order to comply with new regulations which come into force on 1er January 2025. This has not been widely publicized by the authorities even though it could result in a heavy fine for those who do not apply it.
This additional rule to respect will therefore not be painless for the wallet. Around a hundred euros will have to be paid in order to comply with the legislation. If not all owners are affected by the measure, it is better to check it to avoid going further to the checkout.
For around ten years now, all owners who have rental accommodation must present their tenant with an energy performance diagnosis (EPD). This is a document allowing the energy consumption of a home to be assessed, whether it is a house or an apartment.
It works through a system of letters, from A to G: the first letters are synonymous with energy-efficient housing, conversely of the last ones. Over time, the law has been tightened. Any G-stamped property is now prohibited for rental from 1er January 2025. But that’s not all.
If the general rule is that any DPE carried out is valid for 10 years, exceptions exist and certain owners must look into them quickly. In fact, from 1er January 2025, DPEs carried out between 1er January 2018 and June 30, 2021 will no longer be valid. The 10-year rule therefore does not apply to them.
This only concerns owners who carried out their last DPE during this period (January 2018 – June 2021) and who will change tenant in 2025. In addition, people who wish to sell and who have not redone DPE since these dates will necessarily have to be redone. For a current lease or a renewal, however, it is not necessary to redo a DPE, even if the old one is no longer valid.
To comply, you will have to spend between 100 and 250 euros depending on the professional carrying out the audit and the surface area of the property. If some people might be tempted to rent without an up-to-date DPE or with a falsified DPE, the risk is of being forced to terminate the lease, a reduction in rent and even financial sanctions of around 1,500 euros.
