The prices have certainly fluctuated quite a bit. But if you look at the last five-year period, the prices of apartments have gone up by 16 percent, according to a compilation from the housing site Hemnet.

For single-family houses, the increase is even greater – 19 percent. This is primarily explained by a strong development in the housing market during the pandemic.

However, there are differences when you look at different parts of the country. In Stockholm and Malmö, for example, prices have risen the most, both for apartments and detached houses. In Malmö, apartment prices have risen 22 percent in the past five years. In Stockholm, it is 18 percent. For detached houses, the increase is even slightly greater.

“The apparently most interest-sensitive areas have been relatively strong in terms of prices on the housing market recently. The market in both Stockholm and Malmö has shown strength and housing prices there already started to rise a year ago,” says Erik Holmberg, market analyst at Hemnet, in a comment.

Only one municipality out of a total of 20 included in the statistics has seen a negative price trend for apartments in the last five years. In Södertälje, prices have fallen 2 percent.

In both Borås and Linköping, the increase in apartments is small, 1 and 2 percent respectively.

In Gothenburg, prices for apartments have risen by 4 percent, while detached houses have gone up by 14 percent.
