Housing prices in Västmanland have fallen by 3.1 per cent for condominiums and 0.7 per cent for villas in the last three months. This is shown by new statistics from Swedish Brokerage Statistics. The entire decline in house prices over the past year has taken place recently.
– Buyers are hesitant and it takes a little longer to sell. The result has been that the supply has increased and then people became even more hesitant, says Anders Carlsson, real estate agent at Länsförsäkringar fastighetsförmedling in Västmanland.
He believes that both rising interest rates and uncertainty about the development of housing prices are hampering the unrest in the housing market.
– It’s a combination. If you buy now and will take over later this autumn, you are worried about what the interest rates will be then. When we know a little better what the interest rates end up at, you will adapt accordingly.
In small towns, sales prices vary much more from year to year, depending on which items have been sold during the period.
– If you want a safer indication, you can look at Västerås where there are the most sales, says Anders Carlsson.
