The supply of holiday homes has increased by approximately 40 percent compared to a year ago, which corresponds to around 2,500 homes. But the prices differ in the country.

According to statistics from Länsförsäkringar Fastighetsförmedling, a holiday home of 19 square meters can go for a million in the Stockholm area-

– There is a big difference between the counties, we can see that in terms of activity and price situation. We get the most holiday homes for the money in Kronoberg County, says Marcus Svanberg in Nyhetsmorgon.

Cheapest holiday homes in Kronoberg

In Kronoberg county, you get a holiday home for the same amount, one million, which is 67 square meters in size. You can also find bargains in Örebro and Norrbotten counties.

– Stockholm has very high demand, so prices are generally higher there. The same on Gotland, where prices are pushed up by many Stockholm buyers coming there.

Jämtland is also on the top list for the most expensive holiday homes, where the popular ski resort of Åre drives up prices.

There is also a toaster. In Scania, prices have increased by 81 percent compared to five years ago. The rise can partly be explained by the weak Swedish krona.

– It has been particularly driven by buyers from Denmark and Germany. Their currencies have become much stronger and it has been thought that the Swedish holiday homes down in Skåne have been cheap.

– That tendency has moderated a little because they were also affected by high interest rates.

This is how you should think as a buyer

In addition to planning your budget, Marcus Svanberg advises choosing interest rates carefully.

– Should you fix the interest rate or have it variable, it depends on how much risk you want to take. Now most analysts believe that the Riksbank will start lowering the interest rate in the coming year, so it may pay off to have it variable.

He also reminds that the mortgage on a residential building is tax-deductible.

– Make sure to balance. This means that you lower your taxes, and get more money each month to pay your expenses.

When planning your budget, you can also think about how much you will use the holiday home. If it is not the whole year – it may be time to rent out.

– If, for example, you buy a holiday home for skiing in the winter, then there are many people who are interested in renting a holiday home in the summer for hiking.
