A new subdivision in Delhi has been approved by Norfolk County Council.
Councilors on Tuesday voted in favor of a rezoning application to allow construction of 117 new homes on a 6.6 hectare parcel of land at 20 Hawtrey Rd.
The proposal will include 65 single-detached units as well as 52 other homes that could be either townhouses, semi-detached or single detached homes.
“This proposal has been designed as a low density residential subdivision to accommodate a scale and development that is appropriate for these lands of the local community character,” Rachel Neiser, of MHBC Planning, said at Tuesday’s meeting.
MHBC Planning represented the developer, Big Creek Estates, at Tuesday’s meeting of council.
Neiser said the proposal also conforms to provincial policy statements concerning growth and the county’s official plans. The property is designated urban residential under Norfolk County’s official plan.
Neiser said the proposal will continue the orderly development of the Delhi urban development.
“The proposal will help the county accommodate its forecasted population growth in an efficient manner and help meet projected housing requirements,” Neiser said.
The proposal is consistent with provincial policy statement and conforms with the county’s official plan.
Neiser, in response to a question from Coun. Mike Columbus, said she was unable to say when development of the site would begin.
The proposal had met with some opposition from neighbors who had earlier described the increase in housing and population in the area. However, no one spoke in opposition to the proposal at Tuesday’s meeting of Norfolk County Council.
