A new unforeseen expense will be added to the long list of bills and increases that are looming. A regulatory change will require redoing a mandatory – and paid – document from 2025.
Property owners face an increasingly complex environment. Regulations are increasing, technologies are evolving rapidly and climate issues are imposing new standards. Added to these challenges is a new constraint which could weigh on the budget of many owners: the invalidation of part of the Energy Performance Diagnostics (EPD).
An unpleasant surprise for owners who were planning to sell or rent their property in 2025. Indeed, as reported the UFC-Que Chosir association,,all DPEs carried out between January 1, 2018 and July 31, 2021 will expire from January 1, 2025. This measure, decided by the Government, aims to improve the reliability of energy assessments of housing.
Until now, a DPE was valid for ten years. However, the initial calculation method, which was based on the occupants’ past energy consumption, turned out to be very unreliable. To remedy this situation, the authorities have therefore implemented a new, more rigorous assessment methodology in 2021. This reform aims to provide a more realistic energy diagnosis and to promote the energy renovation of buildings.
Direct consequence of this regulatory development: millions of owners will have to have a new DPE carried out in 2025. And this unexpected obligation could represent a significant cost, since the average price of an energy diagnosis is expected to increase by 15% on average. next year, to be between 120 and 300 euros depending on the size and complexity of the accommodation.
Furthermore, it is important to emphasize that this new calculation method could lead to an energy downgrading of certain goods. In other words, housing classified C in 2019 could find itself classified D or E in 2025. This deterioration in energy performance will obviously have consequences on the market value of the property and on the rental terms.
Therefore, property owners who plan to sell or rent a home must anticipate this obligation now, and plan for the cost of creating a new DPE in their budget for 2025. It is also advisable to find out about financial aid to carry out energy renovation work and thus improve the energy performance of your home.
