The monthly rent for Rosa Jakobsson’s second apartment in Falköping is around SEK 8,000. Now her landlord has demanded that it increase by 15.7 percent.

– It is terrible, so terrible. If you are single, it is not easy to have finances for just about everywhere, she says.

That’s how much it can be raised

In the last two years, the rent negotiations have been tough. Last autumn, the landlords’ demands were an average of 9.59 percent before 2024. This resulted in rents being increased by an average of 5.15 percent. This year it could be even higher. So far, only a quarter of landlords have come in with their claims, but among them the average increase is 13.7 percent.

– These are extremely high demands. We are coming off two years of record rent increases.
We have now passed the peak in cost development. Interest rates are falling and this must be reflected in the rental negotiations. From our perspective, it is clear that the rent increases this year should be at a lower level, says Stefan Lindborg, head of negotiations for the Tenants’ Association.

Want more heat in the elements

The industry organization Fastighetsägarna represents some of the landlords in the negotiations, including in Falköping. They believe that their claims are justified based on the landlords’ increased costs for, among other things, VA, heat and waste.

– They have increased a lot. In this case, we must bear in mind that in previous years we have not received cost coverage. There, costs have increased more strongly than revenues have. We are actually lagging behind if you look back, says Alma Ohlin, Property Owner Skaraborg.

Rosa Jakobsson says that in a way she can understand that the costs are increasing for the landlords as well.

– But then I think there should be more heat on the elements, because I don’t have that, she says,
