Less rights for the renter
If you are subletting a villa or a condominium, different rules apply than when renting a rental property.
According to The tenant association can the rent on a villa be set on the basis of the Private Rental Act and the Act on Renting Own Homes. This means that the home owner can charge a rent that corresponds to the running costs and capital income that they themselves have.
They are also allowed to charge capital costs from their tenant, even if there are no loans for the home.

The lawyer: It can happen when you rent a villa
To help confused tenants on the secondary market, Hem & Hyra has investigated the subject a little more closely. Namely, they believe that a large part of the advertisements on the internet are rubbish.
The common factor seems to be that the landlords are looking to make a hefty sum of money. Either by filling a dilapidated house with furniture, or that the quality of the house does not match the huge price tag.
The federal lawyer Susanna Skogsberg tells Hem & Hyra that you, as a tenant, also have no tenure protection when you rent a house from a private person. This means that you can be dismissed without any real reason.
In addition, the attitude to renting out one’s house differs on a human level:
– It occurs to a greater extent that people barge into the home without permission or are otherwise too intrusive, says Susanna Skogsberg to Hem & Hyra.

What is the solution?
What can be done to reduce the risk of having to live in a slum, or being evicted without warning?
Well, according to federal lawyer Susanna Skogsberg, it is important to write a proper rental agreement, something that many people forget.
The agreement should make clear who is responsible for what, even if it can feel ridiculous to be so detailed.
– The agreement must specify what the tenant is responsible for in terms of internal and external maintenance, who pays for new appliances and whether you are allowed to pick fruit from the trees. Rubbed. If it is not clear who is responsible, it automatically becomes the host’s responsibility.
If something is unclear, Susanna Skogsberg recommends contacting The tenant associationpreferably even before you decide to rent a house.
