Hospitah rental in short

With hospita rental, the tenant lives with the landlord in the same house and rents one or more rooms there. They also share one or more “essential facilities”, such as kitchen, shower and toilet.

There is a probationary period for the first nine months. The lessor can terminate the contract without giving reasons. However, there is a notice period of three months so that the tenant has time to look for a new home. After the nine-month probationary period, the normal rent protection will take effect.

A homeowner cannot just evict a tenant, even if the owner wants to sell the house. According to the law, the rent may only be terminated if, for example, the tenant misbehaves or if the landlord can prove to the court that he urgently needs the accommodation himself.
