The Rovaniemi City Council presents the approval of Valionrantas major

The city government proposes converting the old dairy area into a block of residential apartment buildings and a hotel area. The site plan change will be submitted to the city council for decision.

Valio’s Rovaniemi dairy was closed in Rovaniemi twenty years ago. A bushy pine tree has grown on the plot.

Originally, only a hotel was to be built in the Valionranta area, which got its name from Meijer.

The project has had several plans and phases since 2008. The plan of North Invest Oy, the parent company of Lapland Hotels, to build apartment buildings in the area in addition to the hotel has progressed the farthest. The main owner of the company is Lapland’s largest tourism entrepreneur, Pertti Yliniemi from Muonio.

According to the site plan change, the apartment buildings would be located on the steps of Valio’s former dairy. According to the city council’s proposal, the apartment buildings would have six or seven floors and apartments for about 350 people. The plans have been to build a congress and spa hotel, which would be close to the Jätkänkynttilä bridge.

The site plan would also enable the construction of a marina in the Valioranta area on the banks of Kemijoki.

The City Council also decided to lease the Valionranta apartment building area to Lapland Hotels’ parent company North Invest Oy for 60 years and the hotel area for 50 years.

According to the city council’s agenda, the rental income of the areas would eventually be 540,000 euros per year if the residential and hotel construction is finally realized.

The construction of the first apartment building must start within three years after the site plan has become law. The construction of the hotel must start within five years of the site plan coming into force.

The city has the right to terminate the land lease agreement if the tenant North Invest Oy does not comply with the agreement.

The Rovaniemi city council will decide on the change of the station plan in due course.
