While the time is usually more conducive to packing our suitcases, checking that activities have been booked and that the car has been filled up before hitting the road, there are certain obligations that must not be forgotten, even if they are far removed from organizing a vacation. This is particularly the case for 1.3 million owners who, for several days, have been required to fill out an important form.
Some time ago, the tax authorities gave us some headaches with the declaration of real estate. But this time, it is not the tax authorities who are behind this administrative paperwork. It is the Family Allowance Fund. The organization recently sent an email to people who rent an apartment or a house to a tenant receiving personal housing assistance (APL).
In this email, the CAF asks owners to fill out a form to indicate the amount of rent received in July 2024. The process is very simple: everything is done directly online, from the landlord area. It is important not to forget to do this because it has direct consequences on the tenant and/or the owner.
Indeed, the July declaration will allow the CAF to calculate whether, from January 2025, the tenant is still eligible for APL. Every year, the amount of housing assistance paid is based on the rent (including charges) for the previous July. If the declaration is not made, this will deprive the tenant of APL from the new year. And if the owner receives APL directly, it will no longer be paid into his account. “The lessor is exposed to a risk of unpaid rent by unbalancing his tenant’s budget”, summarizes the CAF to The Internet user.
A situation that happens regularly. Last February, a resident of Val-de-Marne explained on a forum that his child had been deprived of APL because the CAF had not received a response from the owner when it asked him for the rent certificate for the previous July.
To prevent the situation from getting bogged down and putting people in a precarious financial situation, the CAF indicates that sending the rent receipt for the previous month of July allows the situation to be regularized. In addition, the owner can complete the declaration until next March.
